JOB TITLE

Building and Project Manager – UK

ROLE

The Building and Project Manager will be responsible for overseeing and maintaining the quality and condition of our industrial buildings.
They will ensure that the fabric of our industrial units and any common areas are maintained and presented to a high standard. The
Building and Project Manager will have experience in managing and delivering a variety of tasks to include planned/unplanned repairs
and maintenance, dilapidations and Planned Preventative Maintenance (PPM) programmes as well as having knowledge of relevant
compliance and legislation linked to commercial property. The successful candidate will have experience in leading tasks and projects
both independently as well as working within a team which comprises of external consultants and contractors.

LOCATION

The role will be based in Stockport but will require frequent UK travel across to our assets. Travel to London is expected once per
month.

DUTIES AND KEY RESPONSIBILITIES

Maintenance, Repair, Refurbishments & Dilapidations

• Maintain our industrial buildings to a high standard to ensure that they meet our Industrials guidelines
• Carry out and record regular asset and unit level inspections to document condition to identify items of repair
• Work with Asset Managers to ensure all vacant space is ready to market for immediate occupation and use
• Work with our Customers to ensure that occupied units remain in good repair and oversee dilapidations upon lease expiry
• Prepare key documentation such as specification of works, tender packages and cost plans in advance of undertaking tasks
• Secure value for money when working with contractors and consultants
• Oversee and deliver planned and unplanned repair and maintenance projects aligned to common issues with industrial
properties such as cut edge corrosion, delamination and other cladding or building repairs
• Deliver high levels of customer service to ensure that all services are provided in a timely by working with our Property
Manager

Project Management

• Typical projects will include unit level refurbishments, leading the management day to day repairs and maintenance and
implementing and overseeing Planned Preventative Maintenance (PPM) schemes for our assets
• Ensure that all projects are undertaken in line with agreed scope of works and statutory requirement as well as being delivered
on time and on budget
• Higher level projects may comprise the delivery of tender processes, leading contract negotiations and ongoing management
as well as some industrial development work
• Managing the full lifecycle of projects and making sure they all run smoothly and according to plan
• Audit the work agreed or completed and following up on any deficiencies in line with any defect liabilities or payment of
retention monies

CAPEX/OPEX and Service/Fixed Maintenance Charge Budgeting

• Set CAPEX and OPEX expenditure budgets on an asset and unit level
• Prepare, manage and deliver CAPEX and OPEX projects and expenditure in line with asset level expenditure budgets
• Managing all cost processes involved such as raising necessary purchase orders, approving invoices and following appropriate
procedures when seeking certain authority to incur costs or implement projects
• Assist in the formulation of asset level service charge or fixed maintenance charge budgeting. Monitor expenditure and annual
reconciliations based with the Property Manager and Asset Manager

Compliance

• Working with Property Managers to ensure that our assets are compliant with all health and safety requirements
• To identify and make recommendations for any areas of improvement

SKILLS/EXPERIENCE

• Experience of leading and delivering on successful building repair, maintenance and improvement projects specifically with
industrial property
• Experience in contract administration, planning, estimating and tender processes
• Degree qualified is desirable – within a construction or business-related discipline (MRICS, MCIPS or MCIOB or working
towards these qualifications is a desirable but not required)
• Good understanding of CDM and construction legislation or standards
• Qualified to IOSH level is also desirable but not required
• A UK driving licence is essential
• Proficient with MS Office, namely MS Outlook, Word and Excel

• Ability to communicate positively and effectively with all stakeholders to include contractors, property managers, consultants
(such as building surveyors) and statutory bodies as well as our Customers and the in-house Team
• Able to manage a varied, and busy workload effectively, and prioritise accordingly to deliver tasks
• Ability to work under pressure and use own initiative
• Highly motivated and a proactive attitude to conduct on-site meetings with a range of stakeholders
• Strong attention to detail
